Casa Amarilla is seen from the beach in this photo. The villa is located on Lot 3, Phase 1 of Playa Las Tortugas. Lot 3 is the largest lot in Phase 1 with 40 meters (131 feet) of beachfront including 2143 square meters (23,063 square feet or 0.53 acres) of private land area plus 0.47 acres of indivisible common areas.
The cost to construct this home would be over $425,000 which means that the land cost is only $324,000. This is a spectacular buy-in price, with beachfront land costing only $151 per square meter ($14/sq ft).
It is a 3-bedroom villa with 2648 square feet of interior space and includes a master bedroom, guest bedroom, study or third bedroom with a separate entrance off the front terrace, 3 and 1/2 baths, laundry and storage room, swimming pool and pool equipment room.

Swim year round, but consider packing a light sweater for the evenings in the winter months. Rain, when it falls, generally occurs between June and September as night-time or pre-dawn thundershowers.
You can visit small typical Mexican villages, enjoy fresh fish and other local seafood at small rustic beachfront restaurants, tour a tropical river and waterfalls, see historic San Blas, and drive up through the foothills of the Sierra Madre mountains to colonial Tepic where crafts of the Huichol Indians are found.
Playa Las Tortugas has kilometers of uncrowded, clean sand beach, and a number of activities both on property and nearby such as Surfing, Wave Kayaking, Boogie Boarding, Fishing, and Shelling, Canoeing, Whale Watching, Bird Watching, Walking or Running on Miles of warm Sand Beach, and Sea Turtle Conservation activities (during season) at the Sea Turtle Conservation Camp.
