Invest where the “buy-in” price is good
At Playa Las Tortugas you know you’ll be investing in property where the “buy-in” price is good and appreciation continues at a strong rate. The “Riviera Nayarit’ is one of the fastest growing beach front real estate markets in the Americas. You can enjoy visiting the beauty of this state of Nayarit (N-eye-yar-EET) as well as enjoy the opportunity for financial gains.
Recently nearby markets were surveyed to see how property prices compare with Playa Las Tortugas. We checked prices in areas between Playa Las Tortugas and Puerto Vallarta. The nearest comparable beachfront development is “Marina Chacala”, about 12 miles (18 kilometers) south of Playa Las Tortugas, and the farthest one “Litibu” is about 48 miles (77 kilometers). “Litibu” is located on Punta de Mita north of Puerto Vallarta and south of Sayulita. Note that “Litibu” is adjacent to Sayulita, just below it to the left but not shown on the map. We tried to use examples of properties that were most representative of the average costs in each area, and properties similar to Playa Las Tortugas, to give the most accurate comparison possible. In reality there were no properties that had all of the distinguishing characteristics of Playa Las Tortugas, including the coconut palm groves, direct access to surfing, 8 kilometers of pure sand beach, a sea turtle conservation program, and hundreds of acres of of mangrove estuary for canoeing, kayaking, and bird-watching.
Beach or ocean front prices in the areas checked were a minimum of 35% higher than PLT, and in most cases were 50% to more than 150% higher. The lots which are only 35% higher are actually ocean front (not beach front) above the water on a bluff, so you can’t just walk out your door directly on to the beach like you can at Playa Las Tortugas. Lots which are comparable to PLT beach front lots are at least 50% more costly, and in many instances above 100% more than at Playa Las Tortugas.
View properties in the other areas tghat we used as comparables are typically not as close to the beach as Playa Las Tortugas properties. Many of the view properties call for a “five minute” or “ten minute” walk but actually require a trek up fairly steep hillsides. While those properties may be only 30% higher-priced than ours, the distances to the beach are greater by two or three times or more. In fact many of the other properties are much farther than that from the beach, which means that our values are even better.
